If you're a private landlord in Luton, we'd like to hear what you think about current topics affecting you.

We work closely with private sector landlords and lettings agents in Luton to help meet local housing needs. If you're a private landlord or a letting agent, we would like to hear directly from you about the issues affecting you.

Our forum is an opportunity for you to meet with other landlords, agents, and key council members to raise and discuss these issues.

The frequency of the meetings will depend on emerging issues and themes, but there are usually two meetings per year.

Tax advice for landlords

HM Revenue and Customs (HMRC) offer free online training for landlords to assist with income tax, business records and expenses. The training is split into modules covering:

  • when and how property letting starts and what to do
  • the various types of property income, furnished, unfurnished, holiday lets, Rent-A Room etc
  • PAYE/VAT obligations, property disposal, Capital Gains and Inheritance Tax
  • tax return filing and payment dates.

The Property Rental Toolkit provides guidance on how to avoid the most commonly made errors that HMRC see in property rental returns. Designed to meet the needs of agents, it may also be of interest to landlords.

HMRC also provide free online presentations/webinars some are pre recorded and some live covering the basics of income from property, registration, record keeping etc. HM Revenue & Customs: Self-employed webinars

The HRMC is currently running the Let Property Campaign, which gives you an opportunity to bring your tax affairs up to date if you’re an individual landlord letting out residential property in the UK or abroad. It’s also an opportunity to get the best possible terms for paying the tax you owe.

Right to rent checks

For tenancies which start on or after 1 February 2016, landlords of properties throughout England must check that someone has the right to rent before letting them a property.

Within 28 days before the start of a new tenancy, you must make checks for all adult tenants (aged 18 and over) and all types of tenancy agreements, written or oral. Follow this link to find out more about the right to rent checks.
